All of our garden buildings — including garden room studios, garden room offices, garden room gyms, summerhouses, pavilions and gazebos — are available as DIY flatpack kits. If you enjoy a practical build project, or are a developer or contractor looking to manage your own installation, a DIY kit is an excellent way to get the same quality building at a significantly reduced cost.
Our buildings are designed and manufactured at our workshop in Ashford, Kent. We pre-assemble as much as possible before loading, so that there is less to do once the kit is in your hands. Every kit includes all the components, fixings, and a step-by-step assembly guide, and our team is available by phone if you need any guidance during your build.
Two ways to save with DIY Garden Rooms
Save 20% — Collect from our Ashford workshop
The maximum saving is available when you collect your building directly from our workshop in Ashford, Kent. We will have your kit ready to load and will assist you on the day. You will need a suitable vehicle or trailer, and will need to arrange unloading at your end. This option is popular with builders, developers, and hands-on buyers who want the best possible price.
Save 10% — Kerbside delivery to the South East and Home Counties
If you are based in the South East or Home Counties, we can arrange kerbside delivery of your DIY kit with a 10% saving on the base price. We will offload the kit at the roadside — please ensure you have suitable help and access arrangements in place to receive it, as we are not able to carry the building beyond the point of delivery.
Both discounts apply to the ex-VAT base price of the building only and do not include optional extras.

Which garden buildings are available as DIY kits?
All of our garden buildings are available as a DIY kit, including garden rooms, summerhouses, garden pavilions and gazebos. Every building is made to order and to your specification — the DIY option simply means you handle the assembly yourself rather than our team.
How difficult is it to build?
Our kits are designed to be as straightforward as possible. All panels and components are clearly labelled, and a full set of step-by-step assembly instructions is included. Most of our DIY customers have no specialist building experience. If you do run into questions during the build, our team is on hand to help by phone.
What do I need to have in place before my kit arrives?
Your base or groundworks must be complete before your kit is delivered or collected. We will provide a base plan with the required dimensions once your order is confirmed. For more information, see our Groundworks & Bases page.
Can I order a DIY kit online?
You can build a quote for a DIY kit online, including configuring your spec and options and then our team will be in touch with a price and to confirm all the details.
Does the discount apply to the full price including extras?
No. The DIY discount — whether 10% or 20% — is calculated on the ex-VAT base price of the building. Optional extras such as flooring, windows, and additional features are not included in the discounted amount.
Can I get DIY kit delivery outside the South East?
Kerbside delivery is currently available to the South East and Home Counties only. If you are outside this area, collection from our Ashford workshop is the available option. If you are unsure whether your location qualifies, please get in touch and we will confirm.
